Following the success of a previous development branding project, Bennett Homes once again partnered with NICHE to create the identity and marketing collateral for St Felix Park – an exclusive collection of 75 thoughtfully designed homes in Chedgrave, on the edge of the Norfolk Broads.
From brand strategy and identity through to brochure design, photography, CGI site plans and location mapping, our role was to create a marketing experience that reflected not only the quality of the homes, but the exceptional lifestyle they offer. The development's rural setting became the foundation of the creative approach, positioning
St Felix Park as more than a place to live – but a place to truly belong.

Every successful development begins with a compelling story.
Having previously lived just a few minutes from the site, our Founder brought genuine local knowledge to the project. Rather than focusing solely on bricks and mortar, the branding centred around the lifestyle that buyers could expect to enjoy every day.
The creative concept, 'A Lifestyle Inspired by Nature', celebrated the development's unique position within the Norfolk Broads National Park, where open skies, waterways, wildlife and countryside walks become part of everyday life.
By leading with emotion rather than specification, the brand establishes an immediate connection with prospective buyers, allowing them to imagine themselves living there long before they've viewed a property.
Property branding has a job far greater than simply identifying a development.
For St Felix Park, we created a contemporary identity that subtly combines three key elements - home, landscape and locality. Paired with a carefully curated colour palette inspired by the surrounding countryside and modern typography, the brand balances sophistication with warmth, perfectly reflecting Bennett Homes' reputation for quality craftsmanship.
A memorable development brand creates familiarity, trust and aspiration. It gives buyers confidence in what they're investing in and helps transform a collection of houses into a place with its own identity and sense of community.

Photography became one of the most important storytelling tools throughout the brochure.
Rather than relying solely on location photography, we intentionally selected imagery that showcased the changing seasons, with the cover capturing one of Norfolk's spectacular sunrise skies. The result evokes a sense of calm, optimism and possibility before the brochure is even opened.
Throughout the publication, carefully curated lifestyle photography helps buyers visualise morning walks beside the Broads, weekends exploring nearby villages and the slower pace of life that makes this part of Norfolk so desirable. Every image was chosen to reinforce the emotional narrative established by the brand.

Every element of the marketing collateral was designed to work together as a single, cohesive experience.
From the identity and colour palette to photography, page layouts, mapping and publication design, each component reinforces the same message - that St Felix Park offers an exceptional lifestyle inspired by nature.
The result is a development brand that feels authentic, considered and memorable; giving Bennett Homes a powerful sales tool that resonates with buyers from their very first interaction and continues throughout the customer journey.
